Our house plans and catalogs are available for order online. INCLUDED IN YOUR BLUEPRINTS ARE: • A foundation plan with a conventional crawl space foundation layout including all necessary notations and dimensions. When an attached garage is part of design, its concrete slab foundation and details are included also.• Fully detailed floor plans reflecting all dimensions necessary for accurate framing and detailed layout and location of all electrical components and plumbing fixtures. • Exterior elevations, which are views of the front, rear, right and left sides of your home. The finish materials and overall proportions and design are shown in these elevations. • Interior elevations, which are interior views showing all kitchen, bath, fireplace, powder room, special built-ins, and cabinet designs for your particular home. A complete window and door schedule with sizes and styles recommended for the windows and doors included in the house design you select. • Building cross sections, cornice sections, fireplace sections, and cabinet sections necessary to assist the builder in visualizing and understanding complicated interior details of major components of the home. • Framing diagrams that show layouts of framing components and their locations for roof, first floor, and second floor. This is especially important when a design consists of complex and unusual structural elements. • Energy saving details which specify such proven features as vapor barriers, insulated sheathing, caulking, foam sealant, batt insulation, wood windows, and attic exhaust ventilators, in order to obtain R-19 in the walls and R-38 in the ceiling. • Typical details and sections displaying both interior and exterior techniques recommended in the completion of the design you have selected. Note: All plans have been drawn tc onform to basic FHA and VA regulations in effect at the time of their creation. Since the local codes for your area could vary slightly, modifications may be necessary to meet regional requirements. Note: Heating and air conditioning layouts are not included in our plans. Your local mechanical contractor will size and locate their proper unit for your particular climatic conditions. Also, most builders prefer to prepare their own material lists due to differences in construction practices and local availability of materials. Foundation: All of our plans are designs for a conventional or crawl space, foundation. Many of our designs can be readily adapted to a basement plan. If interior or exterior design modifications are required, please contact a member of our staff for an estimate of our fee for the modification. Some of our customers wish to build our houses on concrete slab foundations. In this situation, the interior floor plan must be slightly rearranged to allow for an HVAC closet and ductwork.
